Facing quiet Benedict Fountain Park in the Clement
Historic District of Downtown Denver are two side-by-side National
Register Victorians (1879/1886). They are within easy walking distance of the State
Capitol, US Mint, 16th Street Pedestrian Mall, Convention Center,
business center, Larimer Square, many shops, restaurants and museums.
Because of the inn's downtown location, and the quiet friendly atmosphere, businessmen and
businesswomen comprise half the inn's guests each year.
Denver's premier urban bed and breakfast inn since January 1987, the Queen
Anne has 14 guest rooms. Of these, four are two-room gallery suites named
for famous painters of bygone days (Audubon, Calder, Remington and Rockwell)
and showing selected examples of their work.
There are 10 double rooms and 4 Suites. All
are individually decorated with period antiques and have private baths, direct dial
telephones, writing desks, data lines, piped in chamber music, fresh flowers and growing
plants.
The suites have cable television. Seven
have special tubs, one has a fireplace. Gardens stretch behind the two Victorians.

Rates and Policies |
- Guest rates range from $75 to $175.
- Check-in / Check-out
- Check-in time is from 3 PM to 9 PM. Must call if delayed.
- Check-out time is 12 noon.
- Luggage may be left with the innkeeper if arriving early or departing later.
Amenities and Services
- Room rates include: Breakfast in the dining room served buffet style 7:15 - 9:15 AM. You
may take a tray to the garden, the sunny front porch or your room. Colorado wine served in
the dining room or garden 5:30 - 7:30 PM as a time to meet other guests, talk to the
innkeeper, discuss restaurants.
- All rooms have private phones and there is no charge for local calls. For long distance
calls, guests are expected to use credit cards. FAX is available to guests. There is no
charge for incoming messages. Outgoing messages within the US are $1 for the first page
and $1 per page thereafter. Outgoing messages to Canada and other nations are $5 for the
first page and $1 per page thereafter. Internet access is also available to guests.
- The inn does not charge for parking. There is off-street parking during the day and
there is also on-street parking in front of the inn overnight.
- Innkeeper concierge assistance is available for arranging horse-drawn carriage rides;
restaurant reservations; airport shuttle pickup at the inn; Gray Line Tour reservations;
special occasion amenities including wine, flowers, dinner deliveries for consumption at
the inn; catering of special events; wedding/reception arrangements; trip reservations at
other Colorado bed and breakfast inns.
- Payment
Full prepayment is required within two weeks after making the reservation, unless two
months or more in advance of arrival when a 50% deposit is acceptable with final payment
30 days prior to arrival. Major credit cards, personal checks, money transfers, travelers
checks may be used for prepayments. Major credit cards may also be used to guarantee
payment for reservations made 30 days or less prior to arrival.
- Refunds There is a liberal refund policy. If you cancel or change your
reservation at least 72 hours prior to 6 PM on each date you have reserved, there will be
no charge. Otherwise you will be charged for each night of your reservation which is not
resold. When canceling a group reservation of three or more rooms, 14 to 30 days notice
may be required for full refund.

The inn is air-conditioned. There is free parking and no
tipping is expected. The hot breakfast (in bed if you wish) and an evening beverage hour
with Colorado wines are included. Knowledgeable innkeepers will suggest
seeing-doing-shopping in and around Denver, make restaurant reservations, arrange area
tours and sports activities (perhaps see a working gold mine or take a horse-drawn
carriage ride to dinner downtown?), or advise about other B&Bs in Colorado.
