The Mainstay is a charmingly restored guest house in the heart of old Historic Southampton Village.

Elizabeth Main has owned this charming Southampton bed and breakfast for more than 10 years. She has lovingly restored and decorated the l870 house with the intent of recapturing the easy, elegance that typified Southampton.

The house is situated on a private acre on historic Hill Street within walking and biking distance of the ocean the bay and the world famous Shinnecock Golf Course and National Golf Links as well as the heart of Southampton Village.

All rooms are individually furnished with antique iron beds, country pine and Southampton treasures.

A lovely master suite with king bed, fireplace and TV is always the first choice on guests list of rooms to stay in.

The gracious Master Suite (pictured above) has a king-sized bed, fireplace, TV, A/C and an antique clawfoot tub in its private bath. With its windows on three sides overlooking the gardens, it is always the first choice of our guests. Most of our rooms have windows overlooking the gardens or historical, tree-lined Hill Street in the Hamptons. Each room uniquely features either a gabled ceiling, or skylights, faux - painted walls, clawfoot tubs and vintage linens. All are updated with modern additions of TV, fans or A/C. We can accommodate families in our larger rooms or suites; all other rooms are double occupancy.

Breakfast with the Windsors
Country china lies within easy reach in an early nineteenth century Irish pine hutch. At breakfast, guests are greeted by the Mainstay's own garden roses, on a pine table surrounded by Windsor chairs.

While Southampton is a renowned, international summer resort, fall and winter are equally exciting. Crisp air, glorious foliage, ocean walks, beautiful pristine beaches, hayrides, winery tours, wild life refuges, and a famous film festival are on the calendar. History is everywhere in Southampton which was the first incorporated settlement in New York state (l640). Along with palatial estates there are colonial homes and buildings on the National Historic Registry. Chic shopping, galleries, a distinguished art museum, four star restaurants and seven miles of pristine beach (in the Village alone) provides a sophisticated year-round getaway.

The property is located on an acre and includes a 2Ox4O inground black lined pool.

The grounds are filled with flowers and give one the feeling of restfulness and country life.

  • Rates: 
  • * We have seasonal rates which are subject to change.
    * High season rooms are priced $215 - 650.
    * Off season rooms start at $150 - 450.
    * Check with management for specials, midweek special rates and extended packages for this charming Long Island bed and breakfast.
    * Surcharge applies to third party in rooms.
    * Online reservations receive a 5% discount. Rate adjustment made with 50% deposit.
  • Cancellation Policy
    * Due to our limited size and short summer season, cancellations affect us greatly, so, when situations arise that necessitate a cancellation, we sympathize, however, we adhere to a strict cancellation policy.
  • Once a reservation has been confirmed, the cancellation fees are as follows:
    * 25% for all confirmed cancellations regardless of cancellation date.
    * Cancellations received within two weeks of arrival are subject to 50% of charge or non-refundable deposit.
    * Cancellations of group reservations, two rooms or more, must be made at least one month in advance or will be subject to forfeit of complete deposit.
    * One night minimum cancellation, all rooms double occupancy only.
  • Payment Policy
    * A 50% deposit is required for all stays.
    * In season reservations within 72 hours of arrival subject to full payment.
    * BALANCE IS DUE UPON ARRIVAL.
  • Pool Policy
    * Pool is limited to guest use only, and is open until 6 PM.
    * Guests use of pool will be at their own risk.
    * No Glassware in pool area.
  • High-Speed Internet Access
    * All rooms at The Mainstay Bed and Breakfast are equipped with high-speed wireless Internet.
  • SMOKING IS LIMITED TO OUTDOOR USE ONLY
