Lang House on Main Street
Bed and Breakfast

Burlington, Vermont

The house at 360 Main Street remained a private residence until the mid-1970s when a local real estate firm, Lang Associates, purchased the property and gave the house its name.

In 2000, the Lang House was converted to an 11-room Vermont B&B inn, preserving the house's historic nature while adding contemporary amenities and numerous safety features. All through the Lang House, you will see all the architectural qualities and appointments you might expect in a 19th century Victorian home: period furnishings and antiques, soaring ceilings, stained glass windows, and stunning woodwork and plaster detailing with a rosette pattern repeated throughout the house.

Just 3 miles from Burlington International Airport (BTV), the Lang House on Main Street is conveniently located between the University of Vermont (UVM) and downtown Burlington. It’s a short walk to the UVM or Champlain College campuses. Also within walking distance are the Lake Champlain waterfront (we are seven blocks east of Lake Champlain) and Burlington’s downtown, including the Flynn Theatre, galleries, museums, restaurants, shops and the Church Street Marketplace (a 4-block thriving city center made for walking and browsing Burlington’s eclectic mix of shops and eateries).

All 11 guestrooms have private baths and are well stocked with soap, shampoo, lotion, towels, hair dryer and complimentary bottled water.

Each guestroom has wine glasses, water glasses, an ice bucket and a corkscrew / bottle opener. (There is an ice machine in the inn kitchen.)

Also hanging in each guestroom are Lang House robes, which guests can enjoy during their stay (they are also for sale). Additionally we can provide an iron and ironing board. W e keep a small stock of personal supplies in the event guests find themselves without toothbrushes, razors, etc. Each guest bedroom room has an air conditioner in the warmer months of the year. Guests can regulate heat in their bedrooms as each room has its own thermostat.

All guestrooms have a telephone (local calls are free of charge), HD Flatscreen television with cable service, wireless Internet access, iHomes, and alarm clocks.

We are very children friendly. A portable crib is available, and we can set up cots in a few guestrooms.

Off-street parking is provided for guests in our private lot just behind the main house.

Whether you are visiting for business or pleasure, you will find our Burlington, Vermont bed and breakfast accommodations comfortable and convenient, our staff gracious and welcoming, and our gourmet breakfasts planned to meet your schedule.

We are committed to making your stay with us perfect in every way!

The Lang House on Main Street is also available for hosting and catering your event. Consider our gracious setting and menus for receptions, showers, luncheons, dinners, and small group retreats.

Breakfast at Lang House

We serve breakfast between 8:00 a.m. and 10:00 a.m. in the first floor Dining Room and Sun Porch.

Three breakfast options are available every morning including an egg dish which might be scrambled, poached, fried, baked or souffled; a sweet offering such as pancakes, French toast, crepes or waffles; or house-made nutty granola served with a Vermont organic yogurt and fresh fruit. All dishes include a selection of breakfast meats, fruits and vegetables, and homemade baked goods.

We serve what we consider to be delicious Vermont maple syrup. It is organic, and the land on which the sugar bush is located has been placed into land trust by Craig and Cindy Walker. You can call the Walkers at 802-899-3088 to place an order.

We can accommodate your special dietary needs or preferences (e.g., vegan, food allergies, or lactose intolerance). Just let us know prior to your arrival! For vegetarians -- we always offer the option of a meat side. It is not automatically served or added to our breakfast dishes.

Cookies, Coffee and Tea…and more
Throughout the day, guests can help themselves to fresh coffee, tea and spring water. Each afternoon, homemade treats are offered for guests to enjoy.

Beer, Wine, and Lang House Cheese Plate
As a convenience to our guests, the Lang House has a license to sell and serve beer and wine. We offer a variety of wines and locally brewed beer for purchase. We also offer for sale a Vermont cheese plate, which is comprised of Vermont cow, sheep and/or goat cheeses, a fruit garnish and crackers, and either toasted nuts or olives. Per Vermont liquor regulations, while the Lang House has a beer and wine license in force, guests are not allowed to bring their own beer and wine into the inn. Call us if you have any questions about our beer and wine offerings.

Rates and Policies
  • Rates: $139.00-$289.00.
Prices cited are the per night charge for a specific room based on single or double occupancy. There is a charge for additional guests (including children over the age of 12). In addition to the room rate, guests are charged 11% rooms and meals taxes. Our room rates are based on single or double occupancy. A full breakfast is served each morning to guests and it is included in the room rate. When more than two individuals occupy a room (not applicable for children under 13 years old) we charge an additional person charge of $20/person plus tax.
  • Reservations:
If you wish to make a reservation you may do so by telephone or via the inn’s online booking engine. There is a convenience fee $8.50 charged to reservations made via the booking engine. Please note that we are unable to hold a room without a firm commitment from the guest.
  • Deposit:
When a reservation is made, an advance deposit via credit card is taken equal to one night’s charges (i.e., the quoted room rate and 11% rooms and meals taxes). The advance deposit is applied to the room charges. For example: If a guest stays three nights, we take an advance deposit equal to one night’s charges as noted above. Upon check out the guest pays for the remaining two nights’ charges as well as any other expenses incurred while staying at the inn.
  • Cancellation Policy:
As indicated, a deposit of one night's lodging plus taxes is required to guarantee your reservation. A deposit is refundable if a reservation is cancelled 14 days prior to the guest’s scheduled arrival date. Cancellations are subject to a 10% cancellation fee to help defray our credit card processing fees.
Cancellations made 13 days or less before the reservation arrival date could result in forfeiture of the deposit unless we are able to replace the entire reservation. Frequently advance deposits are carried over and applied to a future reservation. There are some dates when the cancellation deadline may increase to 30 days prior to the scheduled arrival date. Please check with us if you are unclear about our deposit terms.

If a guest shortens a reserved stay after arrival at the Lang House, the guest will be responsible for any room nights that we are unable to replace.

There will be no deposit refunds for weather-related cancellations. Neither the guest nor the innkeeper can predict unfortunate weather conditions. For this reason we have developed a weather-related policy that provides flexibility to guests during the winter months. Guests may choose one of the following options: (1) In anticipation of a storm, a guest may check into the Lang House a day before the scheduled arrival date (based on availability), at no additional charge to the guest; or (2) A guest may request a gift certificate for the amount equal to the deposit to be used within 30 days of their original reservation date (based again on availability).
  • Minimum Stays During Summer Months:
A two-night-minimum reservation is required on all weekends from June 1st through October 31st as well as for other National holiday weekends and some special events.
  • Late Arriving Guests and Inn Hours:
The Lang House begins receiving telephone calls at 8:00 a.m. The inn is staffed from 8:00 a.m. until 10:00 p.m. during the high-occupancy season (June-October) and until 9:00 p.m. the rest of the year. Guests who anticipate arriving after the inn is closed and locked for the night should inform the reservation staff member at the time the reservation is made. We have a way to ensure that late arriving guests are able to gain access to the inn and find their guest bedroom.
  • Dietary Requirements:
If you have significant dietary restrictions (e.g., allergies, vegetarian/vegan preferences, etc.), please let us know as soon as possible so that we can accommodate your needs.
  • Inn Telephone and Reservation Hours
    November 1 – April 30 8:00 a.m. to 9:00 p.m.

  • Check-In Time: 3:00 p.m. (guests who arrive after the inn is closed should contact the Lang House prior to the arrival date; we have a method for ensuring late-arriving guests can access the Lang House and find their guest bedrooms)
  • Check-Out Time: 11:00 a.m.
  • Beer and Wine: The Lang House has a beer and wine liquor license. By law, guests are not permitted to bring to the inn their own beer and wine. We carry a number of white, red and sparkling wines as well as local Vermont beers.
  • Non-Smoking Inn: The Lang House is a smoke-free inn. Guests who smoke in their rooms or in any other interior space on the property will be assessed a clean-up charge (minimum fee of $100).

Kim Borsavage has been the proprietress since December 2003. At various times since acquiring the Lang House, members of her family have worked at the inn including her sister, daughter, sons and nieces.

Kim is especially pleased to offer University of Vermont accommodations as she has a special connection to the University – she is an alumna of the university and worked for the University of Vermont College of Medicine dean before becoming the Lang House’s innkeeper. Her son graduated with a B.S.M.E. in May 2007, and her daughter’s bioengineering research interest was sparked by a wonderful engineering faculty member at UVM. A niece, who now works here, is enrolled as an undergraduate student. The family legacy continues.

At the Lang House, we combine 19th century charm with 21st century service. We look forward to your visit!
