Our luxurious New England Inn feels like home the moment you step inside -- with all of the comforts but none of the demands! Located amidst 245 acres of majestic mountains, meadows and ponds in the unspoiled Mad River Valley, The Round Barn Farm is home to year-round Vermont vacation activities, arts, culture, and a warm and welcoming community near the Sugarbush and Stowe ski areas.

The Historic Farmhouse

The 19th century farmhouse and attached horse barn were converted to an Inn by Jack and Doreen Simko and daughter Anne Marie DeFreest in 1986. Anne Marie now runs the inn with partner, Tim Piper, and their dedicated staff.

The Round Barn

The adjacent Round Barn, built in 1910, was beautifully restored between 1988 and 1990, and, instead of cows, the Barn now hosts magical Vermont weddings, wedding receptions, concerts, art exhibits, and other events, such as business conferences, executive retreats and family reunions. A balance of social and cultural events fill the historic building with life year-round.

The Round Barn Farm has proudly been accepted into the Green Hotel Association, by the Vermont Business Environmental Partnership, a joint program of the Environmental Assistance Office and the Vermont Small Business Development Center... designed to encourage the hospitality and lodging industry to promote and use environmentally sound products and practices.

Each room offers a unique view and its own uniquely designed decor. Luxury rooms include gas fireplaces, steam showers, or oversized whirlpool tubs.

Breakfast at the Inn at the Round Barn Farm is an unparalleled Vermont bed and breakfast experience. Served from 8:30 to 9:30 a.m. in a sunny room with floor to ceiling windows and a view of the Mad River Valley hills and gardens, our signature breakfasts start with rich Vermont-roasted coffee, freshly squeezed juice, and fresh fruit.

The Inn's homemade muffins, pastries, coffee cake or sweet breads are freshly baked daily.

The whole experience culminates with a hot entree from our own recipe collection --whether it’s cottage cheese pancakes, savory egg strata or blueberry waffles, the entrees are always mouthwateringly delicious. Cereal with fruit is also an option.

We gladly accommodate your dietary restrictions or allergies. Coffee and tea are available at 7:30 a.m.

Our back terrace and yard are the ideal setting for your Vermont wedding ceremony, with the backdrop of foliage, ponds, fields, meadows and mountains. Have your hors d'oeuvres outside, or simply enjoy strolling the grounds with your guests.

Our barn bathed in candlelight makes for a memorable indoor Vermont wedding ceremony. Authentic rustic beams are whitewashed providing a blank canvas in which to create your vision.

Experience the magic of a Vermont winter wedding with sparkling crystal snow! For your bridal party, we can arrange everything from spa treatments to a guided-moonlight snowshoe tour through the woods to our hunting cabin. Have dinner by a roaring fireplace and create fun-filled memories.The Round Barn can accommodate receptions up to 200 guests to your Vermont wedding. The milking parlor or hayloft levels of the barn can be set-up for sit-down dinners, buffets, or stations. The upper level is the perfect place to conclude your celebration with dancing and a band.

Although tourism is quickly replacing agriculture in central Vermont, it is still the big red barns, hand-picked stone-wall-lined fields, covered bridges and tractors haying in the fields that guests are coming to enjoy. Historic Bridge Street in Waitsfield is the first local landmark on your directions. The imagined quintessential Vermont town now becomes reality... a covered bridge, a country bakery, a specialty teddy bear shop. Shopping our Vermont craft fairs and galleries is one of the favorite activities of visitors. In the summer, take an excursion to Moss Glen Waterfall along scenic Route 100. In the winter, enjoy a romantic sleigh ride for two.

Outdoor Pursuits
In the winter, snowshoeing and cross country skiing are right outside our front door. The Inn has over 80 acres of marked snowshoe trails and our guests have full use of Ole's Cross Country Center trails, where rental equipment is also available. The ski resorts of Sugarbush and Mad River Glen are 10 minutes away and Killington and Stowe are less than an hour's drive.

In the summer there are simple pleasures––hiking, biking, horseback riding, fly fishing or canoeing on the Mad River––and we are Mad River Valley Vermont summer activities include bikingfive miles from Sugarbush Golf Course and within an hour of three other outstanding golf courses. The Green Mountain Club can help you plan a hike along the Long Trail. Clearwater Sports offers kayak and canoe rentals and adventure packages. Consider a bike tour or visit a local bike shop and plan your own route. The Mad River Valley also is a mecca for aviation enthusiasts and equestrians. Glider rides and camps are available at Sugarbush Soaring. There are numerous stables and tack shops in the Valley. You may explore our back country on a guided tour with the Vermont Icelandic Horse Farm.

Shopping & Markets
Our close proximity to the villages of Waitsfield, Warren and Waterbury allows convenient perusal of many boutiques, craft and art galleries, country stores, and restaurants. The five-month span of our Farmer's Market allows sampling of locally grown produce, lamb, maple syrup and honey. A combination of local food and local talent makes our Waitsfield farmers market unique. From hand-painted wooden bowls to hand-blown glass, freshly squeezed lemonade to maple milkshakes -- this market has it all.

Vermont Attractions
Nearby attractions include the New England Culinary Institute and our State House in Montpelier, Ben & Jerry's Ice Cream Factory, the Cabot Cheese Factory Annex, and the Cold Hollow Cider Mill in Waterbury. Shelburne (near Burlington) is home of the historic 1,400 acre (working) Shelburne Farms and estate and the Shelburne Museum, hailed as New England's Smithsonian and packed with treasures from the past. Northfield is home of the Vermont Quilt Festival. Barre features the Rock of Ages quarry.

  • Open: All year.
  • Reservations: Reservations are recommended. There is a 2 night minimum stay on weekends, and 3 night minimum during major holidays.
  • Payment: 1 night deposit required, or 50% of entire stay if 2 nights or more. Visa, MasterCard, American Express, personal checks and cash accepted.
  • Cancellation Policy: Should you cancel outside of 21 days prior to arrival, your deposit will be refunded, less a $20 administration fee. Should you cancel within 21 days, your entire deposit will be forfeited unless we can rebook your room so it does not result in a loss of business. Upon rebooking the room, your deposit will then be refunded less the $20 administration fee.
  • Restrictions: No smoking indoors. No pets. Children 15 or older welcome.
  • Breakfast: Full gourmet breakfast included. Afternoon snacks and beverages available.
